The frequency of inspections for routine maintenance depends on several factors. Firstly the age of the roof, recent weather events, rooftop foot traffic and conditions identified during previous inspections. So scheduling inspections every 6 months is an effective way to make sure you don’t miss potential issues with your roof.
What is a “Maintenance Map” ?
Firstly we conduct a roof survey and produce a condition report highlighting potential areas of concern using a traffic light system. Green – good serviceable condition, Amber – For us to monitor further Red – requires immediate attention.
What We Do
- We look for signs of previous leaks or other problems to make sure that repairs have remained intact. Then monitor any areas deemed to be in danger of failing with our “maintenance map”.
- A clean roof eliminates leaves and other materials that have a tendency to hold moisture, which can speed up the break down of the roofing materials.
- Monitor nearby trees, checking if leaves are gathering on the roof and clogging drains and gutters and also clear them of leaves, twigs, and other debris that will prevent proper drainage and Check if the gutters are sufficiently secure.
- Inspect rooftop vents and roof lights to make sure they are well sealed. Replacement may be necessary if the area is badly damaged or if vents can move.
